But, let's set some realistic expectations.

While off-market listings can be alluring, did you know that about 99% of properties eventually make their way to the Multiple Listing Service (MLS) and platforms like Redfin, Zillow, and others? Why do homeowners choose to list their homes openly? Because it often leads to higher selling prices, and it's a choice we can all understand. 

Finding off-market gems that perfectly align with your preferences can be challenging because they are relatively rare. And even if we do spot one, it may not tick all your boxes or could require substantial renovations. Many off-market properties don't meet traditional loan conditions, limiting your options to cash purchases or private loans. 



For example, we recently secured an off-market listing on Meadowvale Ave, Los Angeles (Frogtown/Echo Park/Silverlake area), for one of our investors who paid in cash. These gems usually need extensive renovations and don't qualify for conventional financing. But don't forget, the MLS also holds fantastic opportunities. Some sellers prefer swift closings, and submitting a strong offer promptly can give you the upper hand, potentially avoiding multiple-offer scenarios. Plus, some listings linger on the market due to initially inflated prices. When motivated sellers realize the need to sell quickly, they may accept offers below the initial market value.
